Gatlinburg Cabin and Vacation Rental Management
Excelsior Stays Luxury Vacation Homes manages cabins and chalets in and around Gatlinburg, Tennessee. We take on the pricing, guests and upkeep, so your Smoky Mountain rental stays booked and protected without taking over your life.
Why Gatlinburg Rentals Stay in Demand
Gatlinburg sits at the main entrance to Great Smoky Mountains National Park, the most visited national park in the country. Guests come for the park's trails and scenic drives, the shops and attractions along the Parkway, Ober Mountain, and the Arts and Crafts Community.
Summer, October and the holiday season are the busiest stretches, and the national park keeps visitors coming in spring and winter too. That steady demand rewards owners whose pricing moves with it week by week.
Gatlinburg and Sevier County Rental Rules
Which rules apply depends on whether your cabin is inside Gatlinburg city limits. Many cabins with a Gatlinburg address are not.
Inside city limits: the City of Gatlinburg requires a Tourist Residency Permit for overnight rentals, along with city and county business licenses. Zoning is enforced closely in some residential districts.
Outside city limits: unincorporated Sevier County has required a yearly Short-Term Rental Unit permit since January 1, 2024. It costs $250 a year for homes sleeping 12 or fewer, plus $25 for each guest above 12.
The county permit includes a yearly life-safety inspection covering smoke and carbon monoxide alarms, escape routes, electrical safety and fire extinguishers.
Larger cabins sleeping 13 or more face stricter fire code requirements.
Tennessee state and local sales taxes and local occupancy taxes apply to every stay. Airbnb and VRBO collect much of this, but direct bookings are the owner's to remit.

A Gatlinburg mailing address doesn't settle it. Check your property tax record or contact the City of Gatlinburg to confirm.
